2. What can I do if I’m a landlocked owner?

Most landlocked owners try to get to an agreement with their “neighbors.” This legal agreement is known as an easement, and it is basically a document that entitles you to access your property by using someone else’s property.

It is called land access, and usually, you have to pay a fee or provide compensation to one of your neighbors. In the U.S., easements are commonly used by public utility companies when they have to run pipes beneath private properties. An easement is also required when they want to put telephone poles on private land.

Easements can also be transferred from an owner to another. So, before buying a landlocked property, ask if there are any easement agreements in place.
