7. What’s the easiest way to obtain access to the landlocked property?

It’s not just the easiest, but also the quickest… and it’s called an express easement. The process is really simple. Here’s what you need to do:

  • Get an easement in writing.
  • Make sure it is signed by the grantor.
  • After that, file it in the county deeds records.

Generally, this type of easement won’t result in compensation for neighboring landowners. However, the adjacent landowner may want a sort of fee.

Note: An express easement is not possible if you don’t get along with the neighboring landowner, as he or she must sign the easement. So, again, it all boils down to whether your neighbor is nice and agreeable or not.
